A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($0.00) to you for completing the application process.
This is a required application process for anyone that owns a household pet. This includes dogs and cats, and might include pets that live in cages such as birds, hamsters, rabbits, snakes, or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets.
This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0.00) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request.
Many of our homes are pet friendly and will accept a maximum of 2 pets. If you apply for a home and wish to have a pet, you will need to complete an online pet profile and pay a non-refundable pet application fee of $20 for the 1st pet and $15 for the 2nd pet. If your pet is approved you will need to pay a non-refundable lease administration fee of $250 for the 1st pet and $100 for the second pet. We also require additional pet deposit of $250 per pet. Colorado Realty and Property Management does accept assistant animals per state and federal guidelines. If you have an assistance animal, you will need to complete an online animal profile, free of charge.
Even in our pet friendly homes, we do not accept the following restricted breeds; American Pit bull Terrier, American Staffordshire Terrier, American Wolf dog, Staffordshire Bull Terrier, American Bulldog (Old Country Bulldog), Dogo Argentino, Canary Dog (Canary Island Dog, Presa Canario, Perro De Presa Canario), Presa Mallorquin (Perro de Presa Mallorquin, Ca De Bou), Timber Shepherd, Chow-Chow, Rottweiler, Doberman Pinscher, Akita, Tosa Inu (Tosa Fighting Dog, Japanese Fighting Dog, Japanese Mastiff), Cane Corso (Cane Di Macellaio, Sicilian Branchiero), Fila Brasileiro or any dog displaying the majority of physical traits of any one (1) or more of the above breeds.
